Location: Las Vegas, NV Type: 1099 Independent Contractor Minimum Experience: 5+ years Rate: $60/hour Start Date: ASAP

Requirements: Must reside locally in the Las Vegas Valley area.

ABOUT US Handgraaf Estates is a privately held luxury staffing and estate management firm headquartered in La Jolla, California. We specialize in private household staffing and estate management for discerning clients, delivering highly customized service tailored to the specific needs of each residence. Our standard is precision, discretion, and consistently exceptional execution.

SUMMARY Handgraaf Estates is expanding its Second Home Management division into Nevada and is seeking an experienced, versatile property professional to support our growing portfolio of residences. This role is designed for someone who understands the realities of managing high-end homes and everything that comes with them. We are looking for a self-directed operator who is comfortable owning responsibility, making decisions on site, and maintaining high standards without constant oversight.

Our clients are high-net-worth individuals and families whose primary residences are located elsewhere and who maintain properties in the Henderson area. As we expand our Nevada portfolio, this role serves as our dedicated presence in the Las Vegas Valley.

The role requires conducting regular weekly property visits to ensure all systems are functioning properly, including HVAC, lighting, smart home systems, pools, irrigation, security, and audio-visual equipment. Desert properties carry their own demands, and the candidate must understand them firsthand: HVAC performance and redundancy through extreme summer heat, pool chemistry and evaporation, hard water scaling on fixtures and equipment, monsoon storm preparation, winter freeze protection, pest prevention, and irrigation management within local water regulations. Attention to detail and the ability to identify issues before they become problems is critical.

In addition, the candidate will manage projects end to end while families are away. This includes coordinating and overseeing pool remodels, deep cleanings, exterior lighting projects, tile and stone refinishing, landscape improvements, and other property work typical of luxury homes.

This is a hands-on role. The ideal candidate is a capable all-round handyman who takes pride in resolving issues personally rather than calling a vendor for every task. Typical work includes furniture assembly, adjusting doors, cabinet and hardware repairs, fixture and light bulb replacement, caulking and touch-up painting, picture and mirror hanging, filter changes, minor plumbing such as running toilets or leaking faucets, and general upkeep that keeps a luxury home in flawless condition. Candidates should own a well-equipped tool kit and know when a job calls for a licensed specialist.

For certain clients, the role may also include personal assistant duties. This can involve restaurant and spa reservations, travel and transportation bookings, arranging deliveries, stocking the home ahead of arrivals, coordinating household services, and handling errands. These requests demand the same discretion, responsiveness, and attention to detail as the property work itself.

This is a 1099 position working directly with Handgraaf Estates. Because the candidate will operate independently at a distance from our La Jolla leadership team, clear communication, consistent reporting, and sound on-site judgment are essential. We expect our team to work efficiently with modern technology, including AI tools, to deliver clear, timely, and well-documented reporting. Flexibility, strong availability, and the ability to manage competing priorities are required.

  • Serve as Handgraaf Estates’ dedicated on-site representative in the Las Vegas Valley, maintaining each residence to luxury standards while owners are away.

Hands-On Maintenance

  • Personally perform routine repairs and upkeep, including furniture assembly, door and cabinet adjustments, hardware repairs, fixture and light bulb replacement, caulking, touch-up painting, picture and mirror hanging, filter changes, and minor plumbing.

Communication, Reporting, and Technology

  • Provide clear, consistent reporting to Handgraaf Estates leadership on property conditions, completed work, project status, and upcoming needs.

  • Use AI tools daily to produce visit reports, summarize vendor proposals, compare quotes, research solutions, draft professional correspondence, and organize property documentation.

  • Maintain detailed digital records of property visits, maintenance activities, and vendor work, including photo and video documentation.

  • Respond to issues and emergencies as needed, including after-hours coordination when required.

  • Manage multiple properties and competing priorities independently in a flexible, 1099 capacity while upholding Handgraaf Estates’ standards.

REQUIREMENTS

  • Proven handyman skills across general repairs, light carpentry, fixtures, painting, and minor plumbing, with a personal tool kit.

  • Firsthand experience with desert property maintenance, including heat, water, pool, and monsoon-related challenges.

  • Strong working knowledge of residential systems including HVAC, smart home technology, lighting, pools, irrigation, security, and audio-visual systems.

  • Proven experience overseeing vendors and managing maintenance and improvement projects from start to finish.

  • Demonstrated, practical proficiency with AI tools such as ChatGPT, Claude, or similar platforms. Candidates will be asked to show how they use AI in their current work.

  • Comfortable adopting new software, including property management platforms, smart home apps, and digital reporting systems.

  • Highly proficient in email, calendar management, and cloud-based documentation tools.

  • Strong organizational and concierge skills for handling reservations, bookings, and personal requests with discretion.

  • Comfortable conducting independent site visits and making on-the-spot decisions in the owner’s absence.

  • Seeking a long-term professional relationship, with demonstrated stability and longevity in prior roles.

  • Non-smoking and non-vaping.

  • Physically capable of performing hands-on maintenance work, including ladder use, lifting, and extended time on site in high temperatures.

  • Excellent command of the English language, both written and verbal. Spanish proficiency is a plus.

  • Outstanding professional references from current and prior positions. References will be verified.
