SUMMARY

Handgraaf Estates is expanding its Second Home Management division and is seeking an experienced professional / jack or jill of all trades to support our growing portfolio of luxury residences. This role is designed for someone who understands the realities of managing large, high-end homes and everything that comes with them. We are looking for a self-directed operator who is comfortable owning responsibility, making decisions on site, and maintaining high standards without constant oversight.


Our clients are high-net-worth individuals and families with primary residences out of state and secondary homes mainly located in La Jolla, Del Mar, and Rancho Santa Fe. We manage the CA. based residences. The role requires conducting regular weekly property visits to ensure all systems are functioning properly, including HVAC, lighting, smart home systems, pools, and audio-visual equipment. Attention to detail and the ability to identify issues before they become problems is critical.


In addition, the candidate will manage projects end to end while families are away. This includes coordinating and overseeing pool remodels, deep cleanings, exterior lighting projects, tile refinishing, and other property improvements typical of luxury homes.


This is a 1099 position working directly with Handgraaf Estates and supporting multiple clients simultaneously. Flexibility, strong availability, and the ability to manage competing priorities are required.


The candidate is also expected to being able to handle small repairs themselves e.g. putting furniture together, repairing broken hinged cabinet.

RESONSIBILITIES

  • Conduct regular scheduled site visits to second homes to ensure all property systems are functioning properly, including HVAC, lighting, smart home systems, pools, irrigation, security, and audio-visual systems.

  • Identify, troubleshoot, and proactively address maintenance issues before they escalate or impact the client’s use of the home.

  • Serve as the primary on-site representative for Handgraaf Estates, maintaining properties to luxury standards while owners are out of state.

  • Manage renovation, maintenance, remodels and improvement projects from start to finish, including vendor sourcing, scheduling, oversight, quality control, and completion sign-off.

  • Coordinate and supervise third-party vendors and contractors for services such as pool maintenance and remodels, deep cleaning, exterior lighting, tile refinishing, landscaping, and general repairs.

  • Ensure all work is completed on time, within approved budgets, and to the client’s expectations.

  • Perform post-project inspections, document and report completed work.

  • Maintain detailed records of property visits, maintenance activities, vendor work, and project status.

  • Communicate proactively with Handgraaf Estates regarding property conditions, upcoming needs, and completed work.

  • Manage multiple client properties simultaneously while prioritizing urgent issues and time-sensitive requests.

  • Respond to issues or emergencies as needed, including after-hours coordination when required.

  • Operate independently in a flexible, 1099 capacity while upholding Handgraaf Estates’ standards and client expectations.

REQUIREMENTS

  • Authorized to work in the United States.

  • Valid driver’s license with a clean driving record and reliable transportation.

  • Minimum of 5+ years of hands-on experience managing large luxury residences, estates, or high-end second homes.

  • Strong working knowledge of residential systems including HVAC, smart home technology, lighting, pools, irrigation, security, and audio-visual systems.

  • Proven experience overseeing vendors and managing maintenance and improvement projects from start to finish.

  • Comfortable conducting independent site visits and making on-the-spot decisions in the owner’s absence.

  • Seeking a long-term professional relationship and able to demonstrate stability and longevity in prior roles.

  • Non-smoking and non-vaping.

  • Physically capable of performing light physical tasks associated with property management, including inspections, minor troubleshooting, and occasional lifting.

  • Highly proficient in email, calendar management, and basic reporting tools.

  • Able to manage multiple properties and competing priorities with minimal supervision.

  • Excellent command of the English language, both written and verbal. Spanish proficiency is a plus.

  • Outstanding professional references from current and prior positions. References will be verified.
